I'm sitting at an inspection right now, so let's talk inspections!
First, what is an inspector? How does one become an "inspector?" Can anyone just come inspect something? Inspectors are licensed by the state. They take a certain number of hours if training, pass an exam, and then take ANOTHER exam for the state. A licensed inspector has been through this, and knows the standards of what they are inspecting. A good inspector is GOLD.
Next- when do you get an inspection? Really, anyone could have their home inspected anytime. If you are curious about your home's condition or wonder about something, you could do this. Sometimes sellers will have an inspection before they list their home for sale, to address any problems ahead of time and make selling easier. But for our purposes, the inspection is done after an offer has been accepted, during the "inspection period." This is the time (often 10 business days) a buyer can do their "due diligence"- have the home inspected and negotiate repairs with the seller. The inspection is paid for by the buyer, and they own the report. Your agent will go through the report with you and negotiate repairs on your behalf.
A BIG THING- inspections are not the same as appraisals. Your lender will not see the inspection. The appraiser will not see it. The appraisal is separate, to establish value.
